Ever wondered what goes on behind the scenes of the UK’s most exciting construction projects? Open Doors, delivered by Build UK, is a chance to explore the industry up close and discover the incredible range of careers it has to offer, including the specialist discipline of passive fire protection. Returning from Monday 17 – Saturday 22 March 2025, this nationwide event invites visitors to step inside live construction sites, manufacturing facilities, offices, and training centres to see the many roles that bring these projects to life.
With some of CLM’s most exciting projects taking part, the week offers the unique opportunity to explore everything from residential developments to commercial construction, gaining firsthand insight into the innovation and expertise shaping the built environment.
For those interested in passive fire protection and what it involves, the following are CLM projects taking part:
2 Finsbury Avenue
Set to be completed in 2027, the 750,000 sq. ft. 2FA development is the most ambitious project to date within the Broadgate campus. Standing 170 metres tall, this striking addition will redefine the London skyline and further cement Broadgate’s status as a key business hub.
2FA will feature two distinct office towers – a 21-storey West tower and a 36-storey East tower – both showcasing a bold architectural design. A 12-storey podium will seamlessly link the two towers, integrating green spaces, leisure facilities, and public areas, fostering a dynamic and accessible environment. Additionally, a Winter Garden on level 13 will serve as a unique single-storey connection between the two towers, offering a tranquil retreat within the urban setting.
CLM were instructed by BPC Interiors to deliver:
- Passive Fire Protection

100 New Bridge Street
Mace has been appointed as the main contractor for the redevelopment of 100 New Bridge Street, an office building in the heart of the City of London. Situated next to City Thameslink station, with stunning views of St. Paul’s Cathedral and St Bride’s Church, this project will transform a 1990s office building into a state-of-the-art workplace, setting new standards for sustainability and modern design.
The redevelopment will deliver 194,000 sqft of Grade A office space, alongside 3,592 sqft of retail space and a 4,000 sqft terrace, offering panoramic views of central London. A significant portion of the original structure is being retained, including 91% of the reinforced concrete lift cores and 85% of the reinforced concrete walls, significantly reducing the carbon footprint of the redevelopment.
As one of seven major construction projects within the Fleet Street Area, 100 New Bridge Street is part of a wider regeneration initiative, bringing best-in-class, sustainable office spaces to a historic district once known for its printing and publishing legacy. Construction is already underway and is set for completion in Q1 2026.
CLM were appointed by Mace to deliver Passive Fire Protection including intumescent paint services.
Salisbury Square
Mace, the global consultancy and construction company, has been entrusted by the City of London Corporation to deliver the ambitious Salisbury Square Development – a transformative civic hub at the heart of the historic Square Mile.
Designed by Eric Parry Architects, the development will serve as a flagship legal facility for His Majesty’s Courts and Tribunals Service (HMCTS) and house the new headquarters for the City of London Police. As part of a broader redevelopment initiative, the project also includes a Grade A commercial building, enhanced public spaces, and strong sustainability credentials.
A key feature of the new City of London Law Court is its expanded capacity, with 18 courtrooms – a significant increase from the current provision. The facility will focus on high-level fraud, cybercrime, and economic crime, strengthening the City’s legal infrastructure.
With completion set for 2026, the Salisbury Square Development is poised to become a cornerstone of the City’s evolving landscape, blending modern functionality with its rich historic context.

105 Victoria
The 105 Victoria Street development is set to transform the site of the existing House of Fraser department store into a vibrant, community-driven office hub. This ambitious project will see the demolition of the current structure, making way for a modern, 14-storey building designed to foster collaboration, well-being, and sustainability.
At the heart of the new development is a 500,000ft office space, including a 5,500ft incubator and affordable workspace, aimed at supporting startups and local businesses. Beyond office facilities, the project prioritises community engagement, dedicating 90,000ft at street level to public and retail spaces, ensuring accessibility and interaction with the surrounding neighbourhood.
One of the most distinctive features is the 35,000ft of green space and terraces, offering an innovative 100m-long ‘walk and talk’ track and an urban farm, promoting well-being and sustainability. Additionally, the building’s ground floor will serve as a dynamic, multi-use space capable of hosting sports activities, presentations, art exhibitions, music performances, and children’s events, reinforcing its commitment to community integration.
