One Crown Place

Project Overview
One Crown Place is a mixed-use development combining 246 private apartments, 140,000 sq ft of office space, and a boutique hotel housed within a restored Georgian terrace.

The scheme blends heritage architecture with modern twin residential towers, creating a distinctive “old-meets-new” landmark in Hackney.

Mace appointed CLM to deliver the passive fire protection package across the commercial, residential and hospitality elements of the development.

Intumescent Coating Application

CLM applied intumescent coatings to the building’s structural steel frame, achieving the required fire resistance period while delivering a decorative finish for areas where steel remained exposed.

Works included:

  • Coordinating steel protection with the project’s phased construction schedule
  • Ensuring consistent film thickness and high-quality visual finish
  • Integrating application works with simultaneous façade and internal fit-out activities
Firestopping & Compartmentation

CLM provided full compartmentation services throughout the commercial and residential areas, including:

  • Installation of penetration seals for pipework, cable trays and ductwork
  • Firestopping of risers, slab penetrations and service openings
  • Coordinated access planning with other contractors to reach complex or congested zones
  • Delivery of compliant seals aligned with the building’s fire strategy and tested details

Our team worked to a tight programme as external works on the residential towers progressed in parallel.

Coordination & Programme Integration

To maintain progress on a multi-phase site, CLM:

  • Integrated the intumescent paint package into Mace’s construction sequence
  • Coordinated penetration sealing with M&E and façade trades
  • Ensured fire protection works did not disrupt critical path activities

This collaborative approach was essential given the project’s complex interfaces and mixed-use design.
