Project Overview
Chapter Living is a 39-storey, 138-metre student accommodation tower located at London Bridge.
The development includes 905 student rooms and 14,000 sq ft of communal and amenity space, making it one of London’s largest purpose-built student accommodation schemes.
Given its height, occupancy density and residential nature, the building requires robust and fully compliant passive fire protection.
Mace appointed CLM to deliver the firestopping and compartmentation package across the tower.

Firestopping & Compartmentation
CLM is providing extensive passive fire protection throughout the building, including:
- Firestopping of service penetrations in walls, floors and risers
- Installation of tested systems suitable for high-rise residential environments
- Maintaining compartmentation between bedrooms, corridors, plant spaces and service zones
- Ensuring all works align with the building’s fire strategy and manufacturer test data
These measures are essential to controlling fire and smoke movement in a tall and heavily occupied residential structure.
Compliance with High-Rise Regulations
Chapter Living falls under the enhanced expectations of the Building Safety Act and related Fire Safety Regulations. CLM supports compliance by:
- Installing certified firestopping systems throughout the tower
- Ensuring compartmentation meets high-risk building standards
- Recording installations to support regulatory review and building safety case development
- Coordinating closely with Mace and design teams throughout delivery
Programme & Logistics
Due to the vertical nature of the project, CLM integrates delivery with the tower’s floor-by-floor sequencing to ensure:
- Safe access to active construction areas
- Minimal disruption to other trades
- Consistent installation quality throughout the building height

1 Exchange Square
Intumescent coatings, firestopping and BIM consultancy for a 447,000 sq ft Grade A redevelopment at Broadgate. CLM delivered surface preparation, priming, intumescent protection and topcoating across steelwork, supported by digital clash detection and compliant detail selection. Targeting BREEAM Outstanding and NABERS 5*.
Commercial ConstructionPeterborough Court
Cementitious coatings, cavity barriers and firestopping for a 292,000 sq ft Grade A redevelopment at 133 Fleet Street. CLM delivered Monokote MK6-HY application, PROMAT repairs and compartmentation works with integrated pre-construction and product selection support.
HealthcareOak Cancer Centre
Firestopping, cavity barriers and Promat structural protection for a new healthcare and research facility in Sutton. CLM installed certified systems from FSi, Protecta, Firefly and Promat to deliver full passive fire protection across clinical, research and outpatient areas.
Commercial Construction40 Leadenhall Street
Firestopping and compartmentation for a 900,000 sq ft, 34-storey mixed-use tower in the City of London. CLM is delivering tested firestopping systems across tower and basement levels, coordinating closely with trades to maintain compliant compartmentation on a complex, high-density project.
