Project Overview
1 Exchange Square is a Grade A office redevelopment at Broadgate Campus in the City of London.

The 13-storey scheme provides 430,000 sq ft of workspace and 17,000 sq ft of retail, along with landscaped terraces on every level, a double-height reception and an 8,000 sq ft amenity lounge. Located one minute from Liverpool Street Station, it sits at the centre of one of London’s most active commercial districts.

Our Scope

Intumescent Coating Application

CLM was appointed by Multiplex to deliver intumescent fire protection to the building’s existing and new structural steelwork.

Works began with:

  • Surface blasting and preparation of internal and external steel
  • Priming, intumescent coating and topcoating
  • On-site and off-site application to both enabling and exposed steelwork

Products used:

  • Sherwin Williams FX1003 + FX6010
  • Sherwin Williams M71V2
  • Acrolon 7300 for exposed steel columns

These systems were selected to meet the required fire resistance periods while providing consistent architectural finishes.

Firestopping Installation

CLM was also instructed to deliver the base-build firestopping package, covering service penetrations, slab edges, risers and compartment lines in full accordance with the project’s fire strategy and tested manufacturer details.

Digital Consultancy (BIM Integration)

Our team supported early stage design consultancy services through the CLM BIM Plugin, providing:

  • Clash detection across trades
  • Identification of non-compliant penetrations
  • Manufacturer detail selection
  • Application of tested details within the BIM model

This improved coordination, reduced design risk and ensured early alignment between project stakeholders.
