The development features exposed ceilings and modern service routes, requiring precise fire protection detailing and a high architectural standard of finish.

Intumescent Coating Application

CLM carried out full fire protection to the building’s structural steelwork. Works began with:

  • Blast-cleaning / surface preparation to ensure compliance with application standards
  • Application of intumescent coatings to achieve the required fire resistance periods
  • Coordination with design and engineering teams to maintain structural integrity
  • Delivery of exposed finishes in areas where steel remained visible post-completion

This stage formed part of a £1.3m package commenced in May 2021.

Penetration Sealing & Cavity Barriers

To maintain compartmentation across the refurbished building, CLM installed:

  • Fully compliant penetration sealing systems for pipework, cabling and mechanical services
  • Underfloor cavity barriers to protect concealed voids and prevent the spread of smoke or fire
  • Bespoke firestopping details developed for complex services and access-restricted areas

These installations ensured consistent performance across both exposed ceilings and concealed areas.

Tailored Detailing for Exposed Architectural Areas

The building’s exposed ceiling concept required all visible fire protection works to be completed to a high aesthetic standard. CLM delivered:

  • Custom firestopping and coating details to meet design intent
  • Precision installation in visible zones with strict quality requirements
  • Adapted solutions to address unique access constraints and service layouts
