Tottenham Hotspur Training Ground
Project Overview
Tottenham Hotspur’s Training Ground in Enfield is a 77-acre elite performance complex used by the first team and academy squads.
The facility includes multiple training, medical, academy and operational buildings designed to replicate match-day environments, including pitches built to the exact specifications of the main stadium.
CLM was instructed to deliver a programme of firestopping remedial works across the Training Ground Building, Ladies’ Building and Grounds Maintenance Building. Works were delivered while the facility remained live and operational, requiring careful coordination to minimise disruption to daily football activities.

Firestopping Remediation
CLM provided a full suite of compliant passive fire protection measures to restore compartment integrity across multiple buildings.
Works began with:
- Sealing service penetrations in walls, floors and risers
- Treating ductwork, pipework and trunking breaches
- Upgrading existing firestopping to meet current standards
- Protecting steel elements requiring additional fire resistance
Approved systems installed included:

Life Safety & Operational Requirements
With multiple buildings accommodating players, staff and visitors, the Training Ground required dependable compartmentation to support safe evacuation in an emergency.
CLM’s works ensured:
- Means of escape remained protected
- Fire and smoke spread was prevented between high-activity zones
- Compartment lines were restored to align with the fire strategy
- Critical pathways and circulation routes remained fully compliant

Intumescent coatings, firestopping and BIM consultancy for a 447,000 sq ft Grade A redevelopment at Broadgate. CLM delivered surface preparation, priming, intumescent protection and topcoating across steelwork, supported by digital clash detection and compliant detail selection. Targeting BREEAM Outstanding and NABERS 5*.
Commercial ConstructionPeterborough Court
Cementitious coatings, cavity barriers and firestopping for a 292,000 sq ft Grade A redevelopment at 133 Fleet Street. CLM delivered Monokote MK6-HY application, PROMAT repairs and compartmentation works with integrated pre-construction and product selection support.
HealthcareOak Cancer Centre
Firestopping, cavity barriers and Promat structural protection for a new healthcare and research facility in Sutton. CLM installed certified systems from FSi, Protecta, Firefly and Promat to deliver full passive fire protection across clinical, research and outpatient areas.
Commercial Construction40 Leadenhall Street
Firestopping and compartmentation for a 900,000 sq ft, 34-storey mixed-use tower in the City of London. CLM is delivering tested firestopping systems across tower and basement levels, coordinating closely with trades to maintain compliant compartmentation on a complex, high-density project.
