40 Leadenhall Street

40 Leadenhall Street is a 900,000 sq ft commercial tower and one of the largest developments ever approved in the City of London.

Rising 34 storeys, the scheme will deliver a mix of Grade A office space, retail units, restaurants, and fitness and wellness facilities. Its scale, complexity and high-density service routes demand robust and coordinated passive fire protection throughout.

Mace appointed CLM to provide the firestopping and compartmentation package across the tower and basement levels.

Firestopping Installation

CLM is delivering comprehensive firestopping across all levels of the building, ensuring that service penetrations created by mechanical, electrical and plumbing trades are fully sealed.

Works included:

  • Installation of tested systems for pipes, cables and ductwork
  • Sealing risers, floor penetrations and wall openings
  • Protection of key compartment lines to prevent fire and smoke spread
  • Coordination with multiple trades working simultaneously across the tower

These installations support the building’s fire strategy and ensure continuous, compliant compartmentation throughout.

Compartmentation & Technical Coordination

Given the project’s scale and number of interfaces, CLM works closely with Mace, consultants and specialist trades to:

  • Identify and resolve non-compliant penetrations
  • Select best-tested and manufacturer-approved solution
  • Sequence firestopping works in line with the construction programme
  • Maintain quality control across rapidly changing site conditions

This collaborative approach ensures consistent performance across the tower’s high-density service routes.

Ongoing Delivery

Works began in July 2021 and represent a significant fire protection package exceeding £3.5m. CLM continues to deliver staged compartmentation and firestopping installations as the tower progresses toward completion.
